Why We Added a Duplex Template

 Budgeting a duplex can be trickier than it looks. At first glance, it may seem like you can simply take a single-family new construction budget and double everything. But that is not always the case.

Some costs do need to increase because you are building two units. Other costs stay the same because you are still working on one lot, with one building, one site plan, one survey, and one overall development. This template helps you think through those details more clearly.

Built-In Reminders for Easy-to-Miss Costs

One of the biggest reasons budgets get blown is not always because a line item was slightly underpriced. Often, it is because a line item was missed completely. That is why this duplex template includes important reminder line items for costs that may or may not apply to your specific project.

For example, stormwater engineering and stormwater-related work can be easy to overlook. Not every project will need it, but duplex projects can create more land disturbance and impervious surface area, which may trigger additional permit or engineering requirements.
