Unfortunately, we don’t know of any software or App that can accurately calculate repair costs without the user telling it what type of repairs the property needs, the finishes, suppliers, different markets, price fluctuations, materials, labor, etc. and, if you do find one, approach with caution, do your own research because those costs greatly vary. The best way to get accurate numbers is by talking to knowledgeable people in your market. Networking with other investors in that area is a great way to do this! There are local real estate investing groups all over the country and probably one close to you. A quick Google search should bring up some options. Daniil quick question…can you find out who the owner of the property going back a year or so? I have the address of a property that I know a big pockets cash buyer investor purchased to rehab but I don’t know the name of their entity to contact them. They would be a huge asset, I’m just trying to figure out how to contact this individual.
Hi David, Rehab Valuator will try to show the current owner if it is available from the public record. Sometimes, the county’s website, if available, will have some historical information. I’m also sure there are other vendors/software, outside of Rehab Valuator, that can help with this. I’ll email you directly and see if I can assist on this particular address.

How can I determine the repairs needed for a house on your software. Do I need to have a general idea about repairs?
Some houses need Minor repairs, Minor Renovation and Major Renovation according to the square footage. How can I determine the repairs?
